What happens after you reach out
When you submit the form below or call us directly, your enquiry is routed to the advisor whose current portfolio most closely matches your brief. They'll respond within one business day with a proposed call time. On that first call we ask three questions: what you're trying to achieve, what your hard constraints are (budget, location, timeline), and what would make you walk away from a deal. From that point we own the search — you don't have to chase listings, coordinate with lawyers, or navigate cartório paperwork on your own. We do that. If after the first call we think your goal isn't achievable within your stated parameters, we'll tell you clearly — and suggest what would need to change to make it work.

Common questions before the first call
Do you work with buyers who need mortgage financing?
Yes. We regularly work alongside clients using Caixa Econômica Federal financing and private mortgage products. We don't originate loans ourselves, but we coordinate timelines between your bank and the seller so that pre-approval and due diligence run in parallel rather than sequentially — which typically saves two to four weeks.
What neighbourhoods do you cover?
Our active portfolio covers central and expanded São Paulo: Jardins, Pinheiros, Vila Madalena, Faria Lima, Berrini, Brooklin, Moema, Vila Mariana, Santo André, and several others. If your target area isn't on that list, ask — we cover more of the city than that list suggests, and for the right mandate we'll extend further.
How do you charge for your services?
Sales mandates are commission-based, paid at closing, aligned with CRECI guidelines. Rental placements carry a one-month fee paid on lease execution. Independent valuations are billed as a flat project fee quoted before we start. Consulting engagements are scoped and priced individually. All fees are disclosed in writing before any work begins.
Can you help an international buyer with no Brazilian tax number?
We work regularly with expatriates and foreign investors. Obtaining a CPF (Brazil's individual tax number) is a prerequisite for property purchase, and we can point you to the exact process at a Brazilian consulate or the Receita Federal office. Once that's in hand, the purchase process runs the same way it does for Brazilian residents.
How long does a typical sale transaction take?
From accepted offer to registered transfer, a clean residential sale in São Paulo typically takes 45 to 75 days, assuming no title complications and financing in place before offer. Commercial transactions range more widely — 60 to 120 days depending on lease structure and corporate approvals. We document the expected timeline in writing at the start of every engagement.
